What Will Your Las Vegas Home Cost Each Month?
First-time buyers
You may need less down than you think
Many Las Vegas buyers put down far less than 20%. Here are a few options worth asking about.
Down payment assistance
Nevada offers programs, including Home Is Possible through the Nevada Housing Division, that can help eligible buyers with down payment and closing costs.
VA and FHA loans
Eligible veterans and service members may buy with no down payment on a VA loan. FHA loans can allow as little as 3.5% down.
Get pre-approved first
A pre-approval shows sellers you are serious and tells you exactly what you can afford. I can connect you with trusted local lenders.

Questions
Mortgage FAQ
How much do I need for a down payment?
It depends on the loan. Conventional loans can start at 3% down, FHA at 3.5%, and VA loans can require no down payment for eligible buyers. Putting 20% down avoids mortgage insurance, but it is not required.
What is PMI?
Private mortgage insurance protects the lender when you put less than 20% down on a conventional loan. It adds to your monthly payment and can usually be removed once you have about 20% equity in your home.
What other costs should I plan for?
Plan for closing costs, often around 2% to 5% of the price, plus a home inspection, moving costs and a cushion for repairs. Assistance programs and seller credits can sometimes help cover closing costs.
Should I get pre-approved before looking at homes?
Yes. A pre-approval tells you your real budget and makes your offer stronger. It usually takes a few days, and I can recommend lenders to talk to.
Is the calculator result exact?
No. It is an estimate. Your actual payment depends on your credit, loan type, taxes, insurance and HOA dues. A lender can give you an exact quote.
